ABOUT MADISON CAPITAL

Madison Capital is an established real estate investment and operating company based in New York City. Madison performs all aspects of due diligence, underwriting, acquisition, financing, and asset, property and construction management to conservatively maximize value and minimize risk for its portfolio. Madison’s strategy is based upon taking advantage of market and property inefficiencies in order to capture untapped value through property repositioning, releasing, re-development, rehabilitation, proactive management and creative problem solving.

Madison’s Core Plus Platform is focused on acquiring prime urban retail and mixed-use assets in New York City and other major urban markets. Madison’s proven and unique investment strategy is to acquire income producing or under-performing retail and mixed-use assets in exceptional locations that provide medium to long term capital appreciation. Due to its inherent supply and demand characteristics, this asset class offers superior risk adjusted returns.

Madison’s Special Situations Platform invests in both senior and subordinate debt and equity positions, often in connection with distressed assets and restructuring opportunities.  Madison targets investments that can be acquired at attractive valuations, often as a result of structural complexities or distress, while also emphasizing capital preservation and downside protection.

URBAN RETAIL & MIXED USE PLATFORM

Madison is focused on acquiring prime retail and mixed-use assets in New York City and other major urban markets in exceptional locations with superior risk adjusted returns and stable fundamentals. Primary urban retail markets have distinct attributes including exceptional demand and limited supply, providing downside protection and upside with significant medium to long term capital appreciation in comparison to other asset classes. Our goal is to provide an enhanced cash flow yield with long term capital appreciation and achieve conservatively leveraged returns by investing in under-served submarkets and under-performing assets.

Our strategic focus is on acquiring and owning assets in vibrant urban locations with significant barriers to entry. New York City’s dense and diverse urban demographics including highly educated and above national average income levels, commuters and tourists attract a broad base of international, national and local tenants. This leads to enhanced and stable cash flow yield, medium to long term capital appreciation and greater opportunity for capital markets liquidity.
