In August 2019, Madison Capital acquired a leasehold and fee interest in 2800 3rd Street, which consists of a 40,000 square foot site zoned for PDR (production, distribution and repair) in San Francisco’s Dogpatch neighborhood. The property is zoned to allow for a new 6-story, 240,000 square foot PDR development. 2800 3rd Street is currently improved with four, 1-2 story buildings totaling 40,000 square feet that are projected to generate an attractive yield on Madison’s pre-development basis and serve as a covered land investment with significant future upside through entitling and developing the site.
